How is the return guaranteed?

Only 150 boxes are for sale, the other 220 remain the property of the owner. The profit is transferred in priority to investors, up to 4%. It is only then that the owner deducts his profit from his own boxes.

Consider that of the 150 boxes for sale, 50 were bought privately. There are still 320 available for rental, 100 of which are for investment. An annual occupancy rate of 28.5% (90 rented boxes) is sufficient to cover the operating costs and the yield of 4%. The owner receives no profit on his own boxes. Below 28.5%, the owner will draw on his own funds to guarantee you this 4%.

With an occupancy rate of between 28.5% and 53%, you still get 4% yield (800.– per box) and the owner gradually deducts his profit, until the 320 rental boxes have a yield of 4%.
Above 53% occupancy rate, the yield is also distributed between the 320 boxes, which gives as yield:

5% for 62% occupancy rate (1,000.– per box)
6% for 71% occupancy rate (1,200.– per box)
7% for 80% occupancy rate (1'400.– per box)
8% for 89% occupancy rate (1,600.– per box)
